26 detached homes were sitting in Copperfield inventory at the end of July 2026, against 91 sales across seven months. Detached sell-through ran at 65.94%, so most correctly priced homes are transacting and a meaningful minority are not.
Detached benchmark: $616,300, down 4.75% year over year, averaging $608,716 at 32 days on market. A correctly priced, well presented home does not sit long. The ones that do are almost always priced against a 2024 comparable.
