84 detached homes sold in Livingston from January to August 2026, according to CREB’s Housing Data Map (figures as of September 24, 2026). At the end of August there were 50 detached homes on the market, which is the field a new listing is competing against. Detached sales ran at 45.41% of new listings. Fewer than one listing in two is finding a buyer, so buyers have room to be selective.
The detached benchmark price is $678,912, down 6.61% on the same period last year, while the average sale closed at $702,720, and homes took an average of 57 days to sell. Buyers here have time and choice, so a listing that looks ordinary next to the others gets skipped without a showing, and the seller rarely learns why.
