Nineteen detached homes sat in Whitehorn inventory at the end of July 2026 against 35 sales across seven months. Detached sell-through ran at 46.67%. Fewer than one listing in two is finding a buyer.
Detached benchmark: $551,814, down 4.96% year over year. Semi-detached: $396,900, down 4.83%. Community-wide $488,057, off 5.22%. Every segment fell. This is a buyer’s market and a Whitehorn seller should plan around that rather than hope it is not true.
What still works here is scarcity of a particular kind. Nothing has been built in Whitehorn since 2010 and 89% of the housing stock predates 1991. Supply cannot expand. A well maintained home in a fixed-supply community still finds its buyer. The ones that sit are almost always priced against a 2024 comparable that no longer describes anything.
